True Rent Property Management has offices in Livermore and Antioch, CA. TRPM services Eastern Alameda County, Western San Joaquin County, and most of Contra Costa County. We offer a range of services from a tenant placement stand-alone product to our bread and butter; leasing with full-service property management. We manage single-family homes, condos, townhomes, duplexes, and small multi-family dwellings up to 15-unit complexes throughout the East Bay Area and into the Central Valley.

Property Management is More Than Collecting Rent

Property management done right is far more time-consuming than just collecting rent. Professional property management includes collecting rent, but also includes tenant relations, marketing vacancies, screening tenants, lease signing with all the required disclosures and addendums, maintenance and repair, move-in/move-out, evictions, property valuations, rent assessments, communication, reporting, accounting and dispute resolution. Leasing with Full-Service Property Management

Leasing with full-service property management service is our most comprehensive and complete service package. Our goal is to completely take the hassle and work out of owning a rental property. Our owner’s client’s job is to approve larger maintenance expenses and capital improvements, the rest is up to us. We do our best when our clients trust the professionals in the residential property management space to follow our proven best practices and systems to perform our duties as prescribed.

Lease Only or Tenant Placement Services

While we do manage many properties with the owner living in very close proximity, not every property owner wants to pay for, or feels the need for round-the-clock property management. We have a product for you! We provide a tenant placement service where we will take photos, market the property, pre-screen potential tenant prospects, perform showings, thoroughly screen applicants, prepare the lease documents, collect initial funds, and do an app-based move-in inspection complete with 100+ photos, in addition to 360-degree photos to capture every surface in every room to thoroughly document the condition of the home when the tenant takes possession. We then turn the tenant and property back to you for the day-to-day grind of being your own property manager. We do all of this for about half of one month’s rent.

  • Timely rent collections: 99% of our tenants pay on time and through their secure online tenant portal.
  • Tenant Relations: We feel it is important and beneficial to have a positive experience living in a TRPM managed home. We try to say yes but are also firm when need be and fair always.
  • Marketing Vacancies: We market vacant properties on 30-40 different sites and fill vacancies quickly and efficiently using industry best practices. Our average days on market is about 10 days.
  • Lease Documents: We stay up to date on all the local disclosures, requirements, and compliance issues. We use a proven lease with added addendums to reinforce lease provisions.
  • Rent Assessments: We use a multi-pronged approach from using generated analysis reports, property condition, online tools, experience, and market knowledge to suggest the best market rate.
  • Communication: Through online owner portals, reporting, emails, texts, and phone calls, we keep owners informed on what is happening with their rental property.
  • Screening Tenants: The best defense to an eviction is thorough tenant screening. We have all the industry’s leading tools, knowledge, and experience to screen all occupants of a residence 18 years of age and older.
  • Move-in/Move-Out: TRPM uses industry leading inspection software to thoroughly document the condition of the home at move-in and move-out to properly account for security deposit disputes. Our reports for an average size home include about 200 photos and we have a 360-degree camera that is used in every room. Even better than video!
  • Periodic Property Evaluations: We recommend doing periodic property evaluations to catch things like small leaks under a sink, dry rot, potential water damage, and lease violations that can result in more costly territory if not caught early.
  • Maintenance and Repair: TRPM addresses tenant maintenance issues timely and on a priority basis. We use vendors that provide excellent service and pricing. We treat every owner dollar like it is our own. We troubleshoot with tenants to reduce service calls and bill tenants when the issue is the tenants own doing.
  • Evictions: We hope to continue our streak of never having to evict a tenant but will guide the process if it becomes necessary.
  • Accounting: We provide property owners monthly and annual statements. We reconcile to the penny every month for all funds that come through our accounts. End of year taxes are a breeze, as we provide a 1099 with an itemized cash flow statement.
